The Aviva Investors investment style reflects our commitment to bottom-up, proprietary, systematic research. Our listed property portfolios are actively managed with no intended size, style or sector biases.
Our valuation-based approach is built on extensive security research with the aim of exploiting mispricing opportunities. We do our own proprietary research, which involves meeting with company management, property tours, analysing financial statements and building our own equity valuation models.
Our research process seeks to identify companies that:
- have high quality management we consider to be reputable
- own quality real estate and/or operate in attractive industries
- have a strong balance sheet
- have solid and sensible growth prospects; and
- are attractively valued.
From the output of this research we aim to build a concentrated, yet well diversified portfolio of what we consider to be the most attractively valued listed property and property-related securities. Portfolios are constructed to ensure adequate diversification, liquidity and a high level of tax efficiency.
